Built around how rent actually gets collected in the UAE.
Post-dated cheques, RERA rent caps, Ejari registration, 90-day renewal windows and owner payouts — modelled properly, not bolted onto software designed for monthly card payments.

What it does
Property Management
Landlord & property registry
Every managed unit with its owner, premise and municipality numbers, furnishing, status and full document set in one record.
Tenancy management
Create a tenancy and the rent schedule, deposit and cheque set are generated with it. Overlapping tenancies on the same unit are blocked before they happen.
Post-dated cheque register
Every cheque tracked through pending, deposited, cleared and bounced — with the bank, the date and the amount, and a rent payment posted automatically when it clears.
Renewal pipeline
A rolling 90/60/30-day view of every lease approaching expiry, colour-coded by urgency, with the notices you've issued logged against each one.
RERA rent-increase calculator
Decree 43/2013 slabs applied to the current rent against the rental index, so the increase you propose is the increase you're actually allowed.
Ejari tracking
Registration status and reference held on the tenancy, so you know at a glance which contracts are registered and which are exposed.
Maintenance & vendors
Work orders from request to completion, a vendor directory with costs, and owner-billable work that posts straight onto the owner's statement.
Owner statements & payouts
Rent collected, less management fee, less owner-billed maintenance, plus VAT — the net payout per owner per period, saved and printable.
Rent roll
Every unit, tenant, rent, expiry and collection status on one page. The view you actually need in an owner meeting.
The difference
The cheque register is the ledger
Foreign property software assumes rent arrives monthly by card or direct debit. Here it arrives as four post-dated cheques handed over on the day the contract is signed. Estate Solution treats that cheque set as the primary rent instrument: generating it from the tenancy, tracking each cheque's lifecycle, posting the payment when it clears, and flagging a bounce the moment it happens.
- Cheque schedules generated from the tenancy dates and split to the fil
- Bounced cheques raise an exception rather than quietly leaving a gap
- Owner balance always reflects what has actually cleared, not what was promised

Who it's for
Property Management
Know what has been collected, what is outstanding and what is owed to each landlord — without waiting for someone to update a spreadsheet.
Every renewal, cheque and work order in one place, with the RERA calculation done for you before the conversation with the landlord.
Statements that reconcile, because the payment posting comes from the cheque clearing rather than from manual entry.
